Summary

The Marketing & Leasing Manager will oversee traditional and digital advertising efforts across several platforms. This position will implement the organization’s strategic plan for the department, manage the marketing budget, set/manage internal KPIs, liaise with the Executive team and collaborate with the Managers of other departments. This is a leadership position requiring strategic insight, data-driven decision-making, and a strong understanding of the rental property market. 

 

Responsibilities:

  • Ensure adherence to KPIs, with a focus on days on market, revenue growth, vacancy loss, cost per lease, conversion rates and tenant acquisition cost.
  • Optimize digital advertising across various platforms, ensuring high visibility and engagement.
  • Oversee Leasing team to ensure procedures are followed efficiently, audit inquiry responses to ensure timely and appropriate communication, review performance.
  • Oversee market research and competitive analysis to identify trends and opportunities while ensuring marketing campaigns are effectively meeting the needs of the company.
  • Review and approve applications, leases and applicable charges as necessary.
  • Manage the marketing budget, ensuring cost-effective allocation of resources.
  • Monitor, analyze and report on performance metrics, using data to drive continuous improvement.
  • Collaborate with cross-functional teams to create seamless tenant experiences.
  • Stay current on industry trends and advancements in digital marketing to ensure our strategies remain competitive.
  • Collaborate with other departments to ensure consistency in branding is used.
  • Create and execute strong lease-up campaigns in order to achieve occupancy goals at date of building possession.
  • Assist in the preparation and execution of property turnovers, as it relates to the marketing and leasing department.
  • Ensure accuracy of website content, and oversee or execute updates including rent prices, promotions and availabilities.
  • Create strong relationships with external advertising agencies and vendors to ensure product consistency and quality while meeting budgetary requirements.
  • Oversee the creation of all marketing materials including digital content.
  • Review and approve time off requests, conduct performance reviews, monthly expense audits, complete on/off boarding, and submit payroll bonuses for the team.
  • Ensure appropriate training and development among team members.
  • Partake in over-arching organizational projects.

 

Qualifications & Skills

  • Bachelor’s degree in Marketing, Business Administration, Communications, Public Relations or related field; MBA is an asset.
  • Proven experience in a marketing or leasing leadership role, preferably in the property management industry.
  • Understanding of marketing software programs and tools.
  • Proficiency in data analysis and performance metrics.
  • Strong problem-solving ability, including metrics-driven thinking.
  • Excellent leadership and team management skills.
  • Strong verbal and written communication skills.
  • Experience with property management ERP an asset.
